Confidence high as Langtree Group acquires large industrial premises

Sheffield-based property developer Langtree Group plc has confirmed its confidence in the South Yorkshire market by acquiring a 78,285 sq ft warehouse at Chesterton Road in Rotherham from food manufacturer United Biscuits.

Situated on Eastwood Trading Estate, one of the town’s best known industrial parks, the 1.41 hectare site was previously part of United Biscuits’ KP Nut operation. Langtree is planning to invest in the refurbishment of the existing warehouse space and has also applied for planning permission to reopen the former access to provide more convenient entry points into the site.

Simon Peters, Regional Director for Langtree’s East Division, says: “This acquisition further demonstrates Langtree’s commitment and belief in the continued growth of Rotherham’s industrial market.

“Eastwood Trading Estate offers a broad range of industrial and office property and we intend to refurbish the warehouse to provide good value, highly accessible and efficient accommodation for a single occupier.”

Langtree is aiming to start work on the warehouse refurbishment this month and predicts the warehouse will be ready for occupation by November 2006.

The warehouse offers five metre high clear eaves and sits within a self contained secure yard with good parking provision and efficient vehicle circulation. It is located on the A630 main link road between Rotherham and Doncaster, just two miles from Rotherham Town Centre, with easy access to both the M1 and M18.

This warehouse refurbishment is the latest in a line of property investments in the South Yorkshire market place for regeneration specialist, Langtree. The company has achieved huge success at its Vector 31 Business Park, adjacent to junction 31 of the M1. This industrial development scheme of 95,000 sq ft has only one 34,000 sq ft unit remaining on phase one. Phase two totalling 90,000 sq ft of industrial units and offices is set to commence on site in autumn 2006.
