Langtree Group plc has launched to market a 78,285 sq ft warehouse in Rotherham, for sale or for let, to meet growing demand in the area for industrial and distribution space.
Simon Peters, regional director of Langtree’s East Division, explains: “Langtree has an extensive property portfolio across the north of England and Rotherham plays a key part in that. We have a number of units to meet demand from small and medium size enterprises through to larger warehouse and distribution needs.
“This particular unit is based on Rotherham’s first industrial estate and we acquired it as we are confident Rotherham’s industrial property market is set to see further growth over the coming year.
“We have now invested in a refurbishment and modernisation programme which completed this week delivering good value, highly accessible and efficient accommodation for a single occupier.”
Situated on Eastwood Trading Estate, one of the town’s best known industrial parks, the 1.41 hectare site was previously part of United Biscuits’ KP Nut operation.
The warehouse offers five metre high clear eaves and sits within a self contained secure yard with good parking provision and efficient vehicle circulation. It is located on the A630 main link road between Rotherham and Doncaster, just two miles from Rotherham Town Centre, with easy access to both the M1 and M18.
This warehouse refurbishment is the latest in a line of property investments in Rotherham for regeneration specialist, Langtree. The company has achieved huge success at its Vector 31 scheme, adjacent to junction 31 of the M1. The University of Sheffield has recently taken occupation of a 34,034 sq ft unit which will house a £15 million Advanced Manufacturing and Research Centre (AMRC) in conjunction with Boeing.
Langtree has also submitted planning permission for phase two of the Vector 31 scheme, again showing its confidence in the Rotherham property market.
