A high profile launch to office agents and dignitaries from across the region was held to celebrate the completion of Langtree's latest development, Connect Business Village in Liverpool.
Connect Business Village is an office development located off the A565 Derby Road, the main arterial route into Liverpool City Centre. The development also benefits from good access to and from the region with Sandhills Station located adjacent.
Following its completion, Connect Business Village totals over 6,000 sq m (66,000 sq ft) of office space. The Centrix Business Centre totalling 3,345 sq m (30,000 sq ft) has already secured its first letting with Glenely Support Ltd leasing a 4 person office. The 15 self contained offices to Connect Business Village totalling, 2,787 sq m (36,000 sq ft) have also attracted strong interest, with an office under offer and high interest in the remaining space.
Kieran Grealis, Regional Development Director at Langtree, said: "We are delighted with Connect Business Village as it provides high quality office accommodation and business facilities which meet the requirements of tenants. The number of enquiries to date has already demonstrated this.
"The Centrix Business Centre provides small businesses with an opportunity to occupy first rate accommodation featuring raised floors, comfort cooling, IT support, fully equipped conference and meeting room facilities together with secretarial/concierge services."
All buildings have been designed to ensure that they achieve a "Very Good" rating based BRE Environmental Assessment Method (BREEAM). A key aspect of the scheme is the use of "renewable energy" to provide heating and cooling to the Centrix Business Centre. The system employs Ground Source Heating and Cooling to serve the air conditioning units located in the ceiling of each office.
Langtree's partners for Connect Business Village are the NorthWest Development Agency (NWDA), Government Office North West, through the Atlantic Gateway Programme, the national regeneration agencyEnglish Partnerships and Liverpool Vision.
Rob Monaghan, Development Director at Liverpool Vision, said: "This is a vital component in the regeneration of north Liverpool and will help boost the city's increasing reputation as a prime business destination and as a business-friendly destination. It will also help breathe new life into the north Liverpool docks area and prove to be the springboard to even more development, because it will attract high added value businesses and create jobs and be a major boost to the economy."
Carol Clarke, Senior Regeneration Manager at English Partnerships, said ‘'This brings the regeneration of North Liverpool a step closer, and this is an excellent scheme of the highest quality which will provide much needed jobs.''
Peter White, Executive Director of Development at the NWDA, said: "Liverpool's reputation as a prime business location continues to grow and so the provision of high quality business accommodation is becoming increasingly important. This development will not only be crucial in attracting businesses to North Liverpool, but also in boosting local employment and improving the area's appeal as a place to live and invest."
To celebrate the opening, guests gathered at the site to take part in a Nintendo Wii Tennis competition and the ‘highest scorer' winner, Neil Kirkham of Hichcock Wright & Partners, won £500 of Debenhams vouchers. Councillor Peter Millea from Liverpool City Council, unveiled a plaque to commemorate the launch.
Cllr Peter Millea, Executive Member for Assets and Development at Liverpool City Council, said: "Connect is a very appropriate name for a business village which is very well connected to help in the regeneration of North Liverpool. It will bring together three formerly derelict sites into one high quality business village, has excellent connection with local transport facilities and provides a real connection between education and business as it will also be the home to the North Liverpool School Collaborative giving our young people real hope for the future."
